Service, wash or overhaul

The three cleaning services differ in how far the unit is taken apart.

    General servicing

    Unit stays up, front opened

    • Coil face and blower cleaned
    • Drainage flushed
    • Unit tested

    Level 3

    Chemical overhaul

    Unit taken down and stripped to parts

    • Everything in a wash
    • Every part soaked and scrubbed
    • Casing cleaned inside and out
    • Rebuilt, remounted, tested

    Filters · Indoor

    Lifted out and washed on every cleaning visit.

  2. 2

    Cooling coil · Indoor

    Its face is cleaned in a service, rinsed through in a wash, and soaked in an overhaul.

  3. 3

    Blower wheel · Indoor

    Brushed in a service, washed in a wash, taken out and soaked in an overhaul.

  4. 4

    Drain tray · Indoor

    Cleared of slime so condensed water runs away.

  5. 5

    Drainage pipe · Indoor to outside

    Flushed on cleaning visits; cleared or replaced as a repair when it stays blocked.

  6. 6

    Condenser coil · Outdoor

    Its fins are cleaned where they can be reached safely.

  7. 7

    Outdoor fan and motor · Outdoor

    Checked as the unit runs; a noisy or failed motor is a repair.

  8. 8

    Service valves · Outdoor

    Where gauges connect to read the gas pressure, and a common place for leaks.

What each firm includes varies, especially for the outdoor unit. Ask what the price covers when the firm quotes.

    Wall units and ceiling cassettes, with the condo’s rules on contractors and working hours.

    More units across more floors, with outdoor units on roofs and high brackets.

  • Offices

    Cassettes and ducted units, usually done out of hours with building management.

About prices

The price comes with a quick quote from the partner firm. It depends mostly on the service, how many units there are and what type they are, so tell us those in the form and the quote can be given quickly.

When you compare quotes, compare what’s included: which parts are cleaned, whether the outdoor unit is covered, and whether a gas check or a leak check is part of it.
